Christy gets home so we start loading up the kayaking gear but notice that the floor of the garage is all wet.

Follow the leak back to the TP Relief Valve on the hot water heater. An hour later I've finally managed to remove the valve, I'm covered in sweat and nasty garage filth, and now I'm waiting for Christy to return from Home Depot with a shinny new one.

So much for kayaking tonight. :(

At least the part is only around 15 bucks.

It's not impossible that you will have to replace thermoststs too - those pressure relief valves can fail on their own, but they also will release if the thermostst has burnt out in the on position and are overheating the water. So keep an eye on it.

I got an old house too - way older than yours I'm sure - endless repairs and concerns.

I hate roof work the most.

Mine is 69 years old and we had to replace all the main plumbing lines over the past few months to the tune of 11K. Told the kids if they want to see their xmas presents crawl under the house!

It was just the TP Valve. Odd that it just started leaking like that. Did check the water temo and it's 120.

Replaced the whole hot water heater less than 8 years ago with the biggest and best one that Home Depot sold. That was a real fun day, not.

We have yellow nasty over chlorinated water from hell here. It eats all the toilet tank parts all the time.

Went kayaking and did 5.5 miles after fixing it. Just getting home now.

Try my luck lately.

Replaced the roof shingles late November (a lot of fucking money!) and early December the compressor in the furnace goes... $3,000. Then a week ago our front loading Samsung washer doesn't work, seems it's the bearing which I'm told is like $300-500 to fix due to the labor involved so it's best to just buy a new one at $200 extra... all within weeks before Christmas. :(

I just replaced our dryer for the same reason. At least it has a new warranty for a couple years. That's always my thought process.
