February 4, 2015 Good News Day!
 
Goooooooood Morning :D

Finally received the news I was waiting for about half hour ago. I wasn't saying anything because I did not want to jinx it but we finally got one of our rental properties sold, money is now in my bank account |bananna|

This F'ing pile of crap has been on the market for three F'ing years but as of today it is not mine. Happy Happy Joy Joy! The house itself was quite nice for a low income rental but for whatever reason it was a revolving door. I think in the 10 yrs we had this one we have had 20+ tenants in it, no joke. It was a nightmare.

Well gotta get back to my project as I can now see the light at the end of the tunnel.

No rental properties to sell here. But been there, done that, never agin.

Woke up planning on starting the Leapforce exam but they just rescheduled me for the 19 so doing my usual work and errands instead,

Doing the Wednesday night bike ride this evening. Hopefully my knee is healed enough to do it.

Sold all my rentals years ago, but maybe will get back in the future. Made a lot of money with them before the recession hit.

One of you two wouldn't consider buying the building in which I rent an apartment, would you? I have no idea how good either of you are as landlords, but you have to be better that the shit who owns the place at the moment.

I'd only consider local real estate. I tried being an absentee landlord and it was difficult. :(

My landlord manages it quite easily. He simply gets everyone to pay rent via direct debit, so he does not have to come and collect it (or even bother cashing cheques), and then lets the building fall down around the tenants. After all, who needs an entire rear wall on a building? ?Half a wall is good enough for anyone!!!

He visits about twice a year, just before each twice yearly inspection, to clean up and fix up enough to pass local housing laws, then fucks off again.

It is so long since I've seen the landlord myself that I would have forgotten what he looked like if I did not have a photograph of him pinned to the dartboard!

My rentals were in another state on the other side of the country. Property manager handled everything but the problem with that is when there are problems, and the one I sold had a ton of tiny issues, you can't deal with it yourself. So you have to hire a cleaning crew, fix it man, etc... With low income rentals, it didn't take much to lose 2 months of rents getting cleaned/fixed for the next tenant and that does not include the lack of rents collected due to non payment and the eviction procedure.

The last one I have has a tenant in there 15+ years. That's a piece of cake but will probably put this one up for sale as well since I could of made more money in the stock market during that time.
