Your stats thing is missing two important items... number of bot visits, and more importantly, the keywords you are getting traffic for. 40k a month of hits for "mandy moore free song downloads" or "mandy moore awards show" have different value to start with.
I notice that the majority of your traffic comes from a search engine that does not provide adult results. So taking this domain with the intention of taking it "adult" would mean a major loss in hits.
Knowing WHERE the traffic comes from and why would go a long way to showing what it is worth.
Short term (3 months or less) traffic results doesn't begin to justify a 2 year lease with a big price.
As Ramster said, misleading people from "mandy moore" to "hot mandy sucks cock" would land you in a mess of trouble. That sort of case has already been tried and they guy already lost.
