Simple opt-in is no longer good enough, even if you have a "remove me" link. If you want to sell this way it must be double opt in, i.e., you must send them an e-mail that has a confirm link on it and not add them to your list until they confirm. Nearly all sponsors will cut you off (and many refuse to pay you what they already owe you) if you spam via a method that is not double opt in.

Also, you will get poor conversions if you have the spam info "hidden" in your T&C. Nowadays the majority of people ignore spam or deliberately do not buy via it even if it is something they desperately want.

To convert spam your recipient has to think he asked for the e-mail. To do this make him very aware that he is going to get the spam at sign up, brand it so that he remembers he asked for it, then make sure he is aware that it is you in each e-mail. And also make it look like it is a good thing for him to receive your spam.

For example at the sign up say something like "For your convenience, as well as answering your question we will also continue to send you useful information and offers via Bongo Email until you ask us not to. Bongo Email is the premier supplier of free information and hard to get offers on the web"

Then at the top of all your spam e-mails start with something like "Here is your latest newsletter from Bongo Email, the premier supplier of free information and hard to get offers on the web"

(That is not the best example, it was a spur of the moment thing, I am sure you can word it better.)
